Back in 2016, this homeowner sat down with us for a foundation consultation. At the time, everything looked stable enough. No dramatic cracks, no obvious sinking — nothing that felt urgent. They decided to wait, believing their home was fine and the repairs could be put off.

But homes don't always show their problems loudly. Some issues grow quietly, year after year, until suddenly they're impossible to ignore.

Fast-forward a decade, and that "everything's fine" moment had turned into a serious structural problem. The garage foundation on the neighbor's side had sunken, the wall had cracked, and the entire section was bowing inward. What started as a small concern had become a major failure.

Stabilizing the Garage Foundation

To fix it, we began by excavating around the exterior of the garage to expose the footing and reach the compromised area. Once we were under the foundation, we installed four Stabil-Loc push piers, driving each one down until they locked into bedrock.

With solid support beneath the structure, we used our head assembly system to lift the garage back toward level, restoring stability that had been lost over years of movement.

Repairing and Reinforcing the Wall

Inside the garage, the damage told its own story — long cracks running through the wall where the bowing had forced the structure apart. We sealed those cracks using polyurethane injection, waterproofing the wall from the inside.

After applying protective paste over the injection ports, we reinforced the entire section with SRS carbon fiber uni and bidirectional strips, binding the wall together as a single, solid piece and preventing future inward movement.

The Finished Result

Outside, we finished the project by parging the foundation for a clean, uniform appearance and backfilling the area so the yard looked untouched.

When the homeowner saw the final result, the relief was immediate. Their garage was stable again, their foundation secure, and the problem they once thought they could ignore was finally resolved the right way.
